When you decide to sell your home, there are several things you can do to make it sell fast. Make a list of items that need to be fixed, need to be cleaned, and need to be updated before you have pictures taken and have it listed. First impressions matter when selling a home, so it should look it's best for top price and quick negotiations.
The first thing potential buyers will see is the outside of your home. Even if you list your home with pictures, they will be drawn to the homes curb appeal. Hire a landscaper if your gardens and yard need work, or spend some time doing it yourself. All trash and debris should be cleared from the outside of the home.
If your home is in need of a paint job or exterior repairs, this should be done to raise the asking price.
The kitchen matters the most in a home. If you are unable to afford all new appliances and granite counter-tops, there are other things you can do to make it appealing. Purchase just one upgraded appliance, instead of all of them. Replace the knobs on your cupboards, and add a new backsplash for cheap but effective upgrades. If your paint colour is neutral, it will make your kitchen more appealing.
Clean your home and get rid of personal items as much as possible. Take your pictures down, patch nail holes, clean your oven, fridge, windows and vacuum every day. Taking the pets out of the house also makes for an easier selling process.
One of the biggest mistakes people make when selling a home is too much stuff laying around. Once the home is clean, consider putting what you don't need and extra furniture in storage. This creates a space for potential buyers to move around and see potential in the rooms.
Staging Your Home
Stage your home in a way that there is plenty of space and most of your things are stored and out of sight. This is important because potential buyers want to visualize the home as theirs.
Hiring a staging company is a good idea if you can afford it and have the ability to move your furniture out of your home prior to selling it.
You should always be ready to show your home once it is listed for sale. If you are still living in your home, make sure it is cleaned daily. Also, if you bake in the evenings it will trigger the feeling of home for buyers.
Reconsider Your Timeline
If your home isn't selling at the price you want, reconsider staying in it until you can sell it in a better market. This may gain you thousands over time. Asking a REALTORŪ and doing some research on the right seasons to sell will help you prepare.
